12.5.1. Abandonment of the Premises by the LESSEE is incontrovertibly established when the Premises is vacated, or if it remains unoccupied two (2) days after the renovation grace period given by the LESSOR has lapsed, or if there is no business activity for a continuous period of fifteen (15) days at any time within the duration of this Lease Agreement without the LESSOR’s prior written clearance or when there is no business activity due to any action taken by the LESSOR in line with:12.5.2. In such event, the abandonment shall be deemed as the LESSEE’S pre-termination of this Lease Agreement. The LESSOR is hereby unconditionally authorized by the LESSEE to exercise such rights and authorizations in this instrument.
