In the event of delays or failure to meet the obligations set forth in this Purchase and Sale Agreement by either party which are caused by the actions or can be induced or caused by events beyond the ability of the parties such as: strikes, embargoes, riots, fighting, war, fire, explosion, sabotage, storm, floods, earthquakes and all slowness or failure therefore should not be regarded as a fault of the party who have compromised it, protected or not will have a claim for damages suffered by the other party.
