On or before the Date of this Agree

On or before the Date of this Agreement or vacant possession of the Demised Premises (whichever is earlier), the Tenant shall pay to the Landlord the sums stipulated in Item I (i) of Schedule I, by way of Rental Deposit for the due observance and performance by the Tenant of the covenants, terms and stipulations herein contained.
